Aloha Wailea Ekahi Homeowners,
We did it!! Pacific Asphalt has finished painting the last parking lot today, and we have successfully completed the asphalt re-paving project. There was tremendous cooperation from guests and owners and only one rental car was involuntarily removed. Chloe and Ven worked tirelessly to assist, after hours and on Sunday’s afternoons, and I couldn’t be prouder of my leadership team for pulling this off. I attached a before and after picture of the area immediately in front of our office so you could see the dramatic results. Pac Asphalt does have some more work to do over the next week or so, but we will be focused in certain areas and parking won’t be impeded.
Maui County Officials has announced a water restriction for the Central Valley, and Kihei including Wailea, as attached. We are currently restricted from irrigating our gardens and lawn more than 2 times a week, and currently that’s Wednesday and Sunday from 9PM-5AM. This is barely enough time to cover all our grounds. Due to the restrictions in place, we have delayed the dethatching of the greenbelt, and other lawn areas. We are not purchasing plants for replanting after the exterior plumbing work and will do our best to keep plants viable in the nursery for this purpose. We also removed the hose from the car wash areas temporarily. If you need to wash your car, please contact the office and we will deliver a hose, nozzle and bucket to the car wash location near your unit.
We received the lumber and surface materials for the community BBQ areas, and construction of the trellis’s is underway. Each BBQ location will be equipped with a propane and electric option, a seating area, lighting, and refuse containers. Fill dirt and sand is being brought out to the sites for leveling and we will furnish the sites with the existing Weber propane grills until the prefabricated islands, countertops and built in grills are installed in a month or two. Once that’s completed, we will finish the pathways and add ground lighting for better accessibility.
Vent Tech is progressing well with dryer vent cleaning, and we’re over halfway done. There are little finches getting passed the vent covers and nesting which causes some delays. We will be purchasing additional vent covers for installation on the ground floor units to prevent further blockages. Due to some of these nests, they can’t contain all the lint and sand in a vacuum as it’s exiting the duct, so we are coming back thru to try and assist with cleaning the debris. Our next AOAO contract for these cleaning services will be in 2027, and it’s recommended that it be done more frequently for commercial use. Please take this into consideration if you own a vacation rental.
In Septembers Board of Directors meeting, we were able to get full support and a motion approving our 2025-2027 exterior painting project and have awarded the job to H Painting LLC. Bronsen Herbias’ company has come highly recommended after completing the new La’i Loa development, repainting Makena Surf, and currently they are working at Wailea Point Phase 1. It was important to get this contract lined up as far in advance as possible since H Painting is in high demand and our property is estimated to take about 24 months. It will take about 1.6 days per unit on average, and a 6-plex will take 10 days. We will release a schedule as soon as possible. For now, I can tell you the buildings will be completed in chronological order, and we are looking to start the week of August 4, 2025, and be finished in the Summer of 2027. The paint selection will be made by a newly formed Design Committee that is Chaired by Susan Raterman Easley. There will be a separate detailed email with more information soon.
We are still waiting for our new pickleball net, some repair materials for the edges of the shuffleboard court, our additional pool furniture, and new pool area trash receptacles. Barges seem to be running about 3-4 weeks behind. Our maintenance and landscape departments are fully staffed, and we are all working hard to get Ekahi in top shape before peak season.
As a reminder, we can’t assist guests with access to your mailbox, and we can’t accept your packages in the office. Most owners don’t offer mail services to guests, and if you don’t, it should be made clear in advance so prescriptions and other essential deliveries can be sent straight to the condo via Fed-Ex or UPS. If you receive a USPS parcel locker notification, it is important that you or your agent be prompt in retrieving your package, especially as we get closer to our busy owner season, and the holidays.
