A Note From the GM – November 2024

Aloha Wailea Ekahi Homeowners,

It’s been fun seeing our owners coming back to visit and catching up with folks who are staying for a while to escape the cold winter back home. As a reminder, Maui County is still on a Stage 1 water restriction, and we continue to monitor closely. We just installed potted poinsettias at the main entrance, and the Pavilion, and will hand water to keep them fresh for the holidays. Our staff will decorate for Christmas next week after the long Thanksgiving weekend. Our offices are closed this Thursday and Friday and will reopen Monday at 8 AM.

I have attached the 2025 Budget, 2025 Barrera Reserve report and the October Financials for your records. Also attached you will find our 2025 Maintenance Fee update. These documents are posted on our Ekahi website for further reference. Our annual increase of 5.4% is mainly due to rising insurance costs, and your 2025 reserve contributions remained static. We negotiated our service contracts with a few vendors and as a result Mid Pacific Pest Control, Maui Disposal and MEPPS Security have all been renewed.

At the Board of Directors meeting on November 13, our Board passed a motion and announced that we will continue with Vote HOA Now for the upcoming election cycle. Voting will be via electronic ballot after the success we achieved last year reaching quorum, and you’ll receive a voting email invitation in January 2025. Our secretary, CJ Anthony, will be circulating the nomination forms for Director positions soon. In 2025, there will be 3 seats with a 3-year term and our voting results will be announced at the 2025 AGM on February 28, 2025.

Please continue to use the after-hours security number (808.280.7198) to report house rule violations, leaks, and sewage backups after normal office hours and on weekends. We have security guard services daily from 3:30 PM until 11:30 PM daily, then a roving patrol officer makes periodic site visits until our staff arrives at 7:00 AM. If you notice a burnt out light, a broken sprinkler, or any other common area item that requires our attention, we ask that you complete a work order on the Ekahi website or come by the office to fill one out. Landscape work orders generally take 3-4 weeks this time of year.

Our BBQ areas are still developing with the assembly and installation of prefab islands and lighting. We are adding the texture and paint this week and lined up the electrician and countertop installation for the first couple weeks of December. All the materials are here, including the BBQ’s, we are just waiting for vendors at this point. All being well, the community BBQ sites will be open and fully operational before we ramp up for seasonal occupancy on or around December 20th. There will be one propane and an electric grill at the newly built stations.

In 2024, we successfully installed 2-way cleanouts at 52 out of 54 buildings and serviced the under-slab wastewater lines. The year-over-year impacts of this work are already noticeable with less clogs and back-up’s; however, we still need to be careful with flushing debris down our toilets and kitchen sinks. As the Sewer Committee looks into future work, and what that might entail, it’s important to keep guests aware of our delicate plumbing system. I wanted to thank all of you for the continued cooperation, including the excellent communication from your agents to make sure our guests were aware of the work.

Last weekend, my husband and I really enjoyed the new Havens Fish and Chophouse in Maalaea Harbor Shops. Chef Zach Sato took over the old Beach Bums location downstairs about 6 weeks ago and the food is delicious. They have a great happy hour with draft beers and superb cocktails daily from 3-5 PM. My favorite local coffee company is opening a new location at Wailea Gateway Center soon. I don’t have an opening date for Kraken Coffee yet, but this is another can’t miss it spot, especially if you haven’t tried their Mochawao with coffee ice cubes!
