Frequenty Asked Questions

Q. Can our AC units remain on the lanai, and will they be covered by the painters?

A. AC condensers can remain on your lanai and will be covered by the painters. The lattice covers will be removed and painted separately. Painters are not responsible for any repairs or damage to existing lattice covers. AC line sets extending to condensers will be painted the same color as the building.

Q. Will the AOAO open our doors for curing? Or do we need to arrange with our on-island agents?

A. AOAO will open the entry doors and will monitor the area when doors are open. It will be very important to have the entry code updated with the office so there are no delays.

Q. Is there any opportunity to reschedule if we have guests or a planned visit?  Was there any discussion of pausing the process during high season?

  1. No rescheduling, guests cannot occupy units while the building is being painted.  The schedule is confirmed with a week off between Christmas and New Year’s.

Q. Will the entire building be unusable for the full 2 weeks? Or will they go from unit to unit?  

  1. No guests or contractors’ access is permitted for the entire building schedule. H Painting will begin promptly at 8 AM the day the schedule starts and won’t be finished until 5 PM the final day. Your guest needs to depart the day prior, and check in the day after.

Q. What if the schedule changes – how far in advance would we know? 

  1. The schedule won’t change. We will use the applicable make-up period to catch up if there are weather delays.

Q. Blocking off two weeks is manageable, but are there days built into those 2 weeks for weather, or will that push the timeframe out further?

  1. We broke down the schedule into 3 phases and each phase has its own make-up period.

Q. Will we be changing the color?

  1. Yes. The field color will change but the trellis color will remain the same.

Q. Does all the lanai furniture have to be moved inside, or can we just move it to the grass area next to the lanai?

  1. All lanai furniture must be brought inside and all personal items removed from walls and ceilings. This includes any extra exterior lights, and ceiling fans that have been installed on lanai ceilings. If you have a channel conduit, or wire cover, that has been previously installed and painted to match, this can stay, and we will paint it the new color. Painters are not responsible for any damage or overspray on to an existing fixture installed by the owner.

          Q If we schedule a guest arrival the day after our scheduled painting time, can we be assured that they would be able to occupy our condo and that if there were any delays it would not impact our reservation schedule, but rather be rescheduled to the makeup days?

  1. Arrivals can be scheduled the day after your building schedule is completed, and each phase has its own make-up period.

Q. To clarify, when you say building 1 is painting Aug 4 – 15th, when on the 15th will the building be cleared and ready to be lived in? What is the project schedule for end of painting? Just want to make sure I don’t have guests or owners show up on the 15th and be unable to access, etc. 

         A. Guests can’t check in on the last day of the schedule. The painters will be working until 5 PM. Arrivals need to be scheduled the day after the paint project.

Q. I’m not sure how the makeup days work for work delayed. What kind of work is anticipated for those days.

  1. The makeup days/periods are for weather delays.

Q. Will the company clean up paint on lanai floors and fixed lamps and railings before they move on to another building?

  1. We will conduct a walk through and punch list at each building. Stair railing caps will be repainted.

Q. Do you know what the process for each building is going to look like. For example, during what time frame do the windows and doors get covered?

  1. All windows and doors in the building will be sealed and taped off for the entire duration of your building’s schedule.

Q. Any suggestions from you regarding our bookings?

  1.  You will not be able to accept any guests for the duration of the painting of your building. We can’t legally prohibit owner occupancy.

Q. I know large projects are hard to fit in.  Initially the plan was to go in numerical order and when the schedule came out you are not following that plan.  What is the reason for this? 

   A. The schedule was considered and presented in a couple of ways. The confirmed schedule was the most efficient and was reviewed and approved by our Board.

Q. Will we be required to remove lanai ceiling fans?

  1. All extra lighting fixtures and ceiling fans must be removed prior to painting. Originally Ekahi only furnished one exterior light at the back door off each lanai, and one at the entry, and that’s what we will cover.

Q. I have 2 large and heavy potted plants on the front entry area of my unit. They are on wheels. Can they stay in place and painters move them as needed?

  1. All lanai plants and other personal items must be brought inside. Large potted plants can be brought to the courtyard and placed in the garden area.

Q. I also have an Ekahi spice painted storage unit on front lanai, also on wheels. Can it stay in place and painters move as needed? I assume that I am responsible for having it painted the new building color?

  1. Lanai cabinets must be brought inside and painted by the owners or their contractors. Our paint will be available at Sherwin Williams.

Q. If trellis isn’t being painted what about ground floor lanai shades being moved?

  1. If your ground floor lanai shade is fastened to the wooden trellis extensions off the lanai, shades can remain in place. If your shade is affixed to any wall, pillar, or ceiling, it must be removed with its hardware. We will paint an existing channel conduit, but if you have loose wires extending to any fixtures, this is the time to bring them into compliance. We can paint the wire mold covers and aid the concealment. We have seen quite a bit of this excess wiring with web cams, old party string lights, extension cords etc. It needs to all come down.

Q. Will the exterior painting project include the stairs and landings? 

  1. This exterior paint contract scope of work does not include sidewalks, stairs or landings.

  Q. Will the AOAO take my ceiling fan down, or help me move my     furniture? Can I pay our workers for this? What am I supposed to do if I’m not there?

A. We highly suggest that if you visit Ekahi before the paint project begins, you line up a contractor or handyman in advance. If you have décor items on your lanai, it makes sense to store them away now.       

VENDOR RECOMENDATIONS

Ekahi has vetted 3 handyman services, and one moving company to assist you with clearing your lanai. I have confirmed that the vacation rental agencies that manage a significant number of units, like CoralTree and CBI, will be providing these services for the owners they represent.  

The vendor and agency rates will vary depending on the number of items required for removal, or how many lanais you have.  Wailea Movers, for example, is charging $200 an hour for 2 guys to bring everything in and return it once the painting is finished.
