Note from the GM – April 2025

Aloha Wailea Ekahi Homeowners,

We are only about 3 months away from the exterior painting project getting underway at Phase 1. Our Summer plans include maintenance and addition of gravel perimeters to the remaining buildings, freshening up the paint at the ground level entry ways, and getting ahead of the painters with some lanai trellis painting. If you are here this Summer, you can check out the new paint color recommended by our Design Committee and approved by the Board, across from building 21 and below the pickleball court. We painted the trash room exterior with the new field color, Sands of Time, for display purposes.

Euro-Tech is on-site finishing up the paint removal and sealing of the last 15 courtyard sidewalks that had become unsightly with years of peeling paint. Most of that communication has been issued already, and if your building is scheduled, you can rest assured that this work is not obtrusive, and we don’t generally get noise complaints. TopGun is still working on stairwell landings and will be finished with Phase 1 around the end of May.

April through August is Monkeypod season in Maui, and that doesn’t mean delicious foamy mai’tai’s grow on trees (I wish!). It means that the sticky seed pods that fall on the ground from our trees will get tracked into our common areas and sometimes will find their way into your unit if they stick to someone’s shoes. I think it’s important to note that this seed pod stage creates a white foamy substance when it’s wet, and with irrigation overspray or rain, surfaces can be very slippery. If you have ever notice some of the scars on the large trees in Wailea, we can track a few crashes to rainy days during Monkeypod season. It’s especially common with speeding down Okolani road. Proceed with caution!

At April’s Board meeting, and with support from the Parking and Security Committee, we presented a recommendation for H Paintings staging area. The exterior painting crew will require restroom facilities, an area for their storage POD, and somewhere to stage and eat lunch. We presented a few different areas to the vendor and the Chairman, and the area that was designated for this purpose is at building 34. There are enough parking spaces to service the 10 condominiums that make up buildings 34/35, and with 4 additional stalls on the Okolani side, we can utilize this area to store the container that holds the paint and other materials for the 2-year project. There is already a full contractor bathroom adjacent to the trash room at building 34. I have attached a map that highlights the location and will send separate communications to the owners at building 34 and 35 to keep them informed. H Paintings company vehicles will park elsewhere.

In other parking news, our Board approved the removal of all 7 of the newly poured speedbumps due to the increased height and impacts on vehicular traffic. We are waiting for the scheduling from Pacific Asphalt for the removal, and will be installing 3 composite speed bumps in a lowered 2 inch height that will be more convenient for owners and guests driving down to buildings 1-17.

Over Spring Break, we had a couple of dangerous incidents with golf carts and motorized scooters utilizing our pedestrian paths and traveling at high rates of speed. One of these electric street legal carts was driven by a minor, who I could not catch until I tracked the cart to building 50. Our paths are designed for pedestrian traffic, and sometimes the landscaping obscures the entrances to roads and parking areas. Our staff is very familiar with these pathways, and there are several that we don’t utilize strictly as a safety precaution. I expressed concern about utilization of these carts to the Committee, and they supported a ban on golf carts and other utility vehicles, being rented or purchased for private use at Ekahi. Please include this restriction in any outbound guest information to avoid future occurrences.

Between June 2nd to 13th, the AOAO office will be undergoing some cosmetic improvements with new carpet and window coverings. Our staff and IT technicians will be on-site to assist, and we don’t expect any service issues. There could be a slight delay getting into the mailroom, but we will do our best to accommodate you all with limited interruptions.

Last week, I was invited to tour the new NOBU restaurant that opened on Monday at the Grand Wailea. This impressive location offers 13,000 square feet of open aired dining, and features Nobu’s classics as well as highlighting local cuisine and produce. Nobu is open daily from 5-10 PM. Don’t forget to visit Kracken Coffee at the Wailea Gateway Shops for delicious iced or hot coffee drinks!

We have had a few large groups of over 20 people, that rent multiple condominiums at Ekahi, take liberties with Pavilion use this week. I don’t know if this has always been problematic, but in the last couple of days we stopped a group of 20 with a band and full catering planned, and today we stopped a group of 25 with a DJ and catering, that had invited guests from other nearby complexes and intended on hosting a party. Both events were relocated to a condo rented by someone in the group. I had a couple owners recently inquire on behalf of their guest, and we were very clear that our Beach Pavilion is a common area that can no longer be rented or used for large gatherings, and guests cannot invite vendors, musicians or outside guests. We appreciate your help enforcing this policy.
