We are receiving quite a few inquiries about beach conditions locally since Hurricane Lowell and have been posting regular updates on the AOAO Owners Facebook page. If you haven\u2019t seen the photos provided on our social page, I\u2019ve attached one here for you that was taken Monday morning. Ekahi beach stairs remain closed for the duration of the pool deck tile project, and currently the county has the public beach access closed off as well. The water is coming all the way to our revetment wall since the last weather system produced high surf that pulled the sand out. Ulua and Wailea Beach both seem to have some sand left, and we\u2019ve been sending guests there.<\/p>\n\n\n\n
At the Beach Pavilion pool, our tile was delivered, and the layout is getting underway. The drainage has all been re-done, the deck surface is floated and prepped, and the shower drains are connected and much improved for a better experience when you come up from Keawakapu. We are making some other improvements while this work is underway with fresh paint, 3 more coconut tree plantings, AV equipment upgrades, and new composite benches. Our scheduled completion date is October 15th<\/sup>, and we will get the pool filled and chemicals balanced to reopen the pool as quickly as possible. Our office will send an all-owner email out once we are ready to safely welcome swimmers back into the pool.<\/p>\n\n\n\n September 2027, from Monday the 13th<\/sup> to Friday the 24th<\/sup>, we contracted Pacific Asphalt for the sealing of our new asphalt parking areas. We intentionally waited until after the painting project was completed in case of any mishaps, and the asphalt sealing project does include striping the parking lot. Once we have established the schedule of parking lot closures, we will publish it for all agents and owners. In the meantime, for your advanced marketing information tied to vacation rental activity, please note there will be intermittent parking lot closures with some minor inconvenience September 13 though September 24, 2027<\/u>.<\/strong><\/p>\n\n\n\n Throughout the month of September and into October of this year, we are coordinating unit inspections with our project management consultants Berlien and Co, aligned with our annual smoke detector tests. You have all received recent communication about the planning of the sewer project and potential reserve fee increases to fund the work. This inspection opportunity helps us provide clear information for your unit\u2019s plumbing areas. Some Ekahi condos have gone through significant material alterations, and we need to better understand the differences in our units because the as-built developer drawings were submitted in the late 70\u2019s, and don\u2019t always depict current conditions. We are sending advance emails with the inspection schedule and posting building notices to alert incoming guests. Once all the smoke detector failures have been recorded property wide, we will send communication from our office informing just the owners with detectors that failed our test. Thank you all for your cooperation notifying guests and allowing access for these pertinent inspections.<\/p>\n\n\n\n In 2025, because of a severe wind event, we had more roof shingles come down to ground level than we were comfortable with. We make some minor repairs as needed, and annually, but we don\u2019t have any more replacement shingle on-hand, and don\u2019t know if we will be able to source a compatible product. Hawaii Inspection Group did a roof inspection and confirmed the condition of our roofs isn\u2019t great, and the remaining useful life may not be the 8-10 years we were hoping to get. Further evaluation is underway. Board Director Hoss Budde is interested in pulling together a committee of owners who have expertise in this realm of construction. The caf\u00e9 concept from Los Angeles-based Madhappy made its Hawaii debut at Four Seasons Resort Maui, offering a thoughtful selection of coffee, matcha, specialty beverages and fresh grab-and-go fare. Ferraro\u2019s Italian restaurant is still discounting bottles wine at 50% off for reservations after 8 PM. Grand Wailea\u2019s Nobu has been offering special Omakase menus, and the recently re-opened Ko at Fairmont is better than ever. I\u2019ve been hearing great things about The Hideaway that is located adjacent to Monkeypod Kitchen but haven\u2019t tried it yet.
